February 2023 saw a decrease of 9% in new listings compared to January 2023. Meanwhile, pending sales also decreased by 3.8%. However, closed sales experienced a significant increase of 31.8%, indicating that buyers were taking advantage of the available inventory.

The average sale price in February 2023 increased by 6.8% compared to the previous month, while the median sale price rose by 4.8%. These increases suggest that demand for properties remained strong despite the decrease in new listings and pending sales.

Inventory also decreased slightly by 0.8%, which may have contributed to the rise in average and median sale prices. Furthermore, the total market time increased by 6 days, which could indicate that buyers are taking more time to make purchasing decisions or that the market is becoming more competitive.
